The Finder Home Loans Awards 2025 celebrates the best home loan products across 13 different categories. Our experts analysed 15 data points for each product, across value and features, for a total of 7,461 unique home loan products across 124 providers - see who came out on top.

Best Home Loan Lender - Large Bank: Bendigo Bank

We know some borrowers like the stability of a larger bank, so we looked at the home loans from the top 10 biggest banks in Australia. Bendigo Bank was a clear winner. Its Express Home Loan is hard to compete with, offering borrowers minimal fees, competitive interest rates and an offset account on top of its speedy online service.

Borrowers looking for a fixed rate home loan can benefit from no application fees or ongoing fees from Greater Bank, which has gone a long way to making them Finder's best fixed rate home loan of the year provider this year. The bank also tends to offer some of the most competitive rates across the market. You just need to watch out for its eligibility criteria as it only lends for properties in NSW, ACT and Qld.

Qantas Money charges no establishment or ongoing fees, but for $10 a month borrowers do have the option of an offset account. And who could forget the 100,000 Qantas frequent flyer points that come on settlement and then every year for the life of the loan?

Tiimely Home

Tiimely Home's fixed rate loans all have really competitive interest rates and no application or ongoing fees driving up the costs. Borrowers also have the option of an offset account with a $10 monthly fee.

Best Customer-Owned Home Loan Lender: Easy Street

If you want to know your bank is supporting local communities and not a group of shareholders, this category is for you. Easy Street has been crowned the customer owned bank provider of the year. It has a fairly high application fee of $500, but it makes up for it with lower interest rates than most on the market and no other ongoing fees to worry about. Both its fixed and variable loans also come with the option of an offset account.

Newcastle Permanent

Newcastle Permanent has competitive rates, particularly for its package loans, and many of its loans don't come with additional fees (although some have application fees of $595). Many of its loans don't come with offset accounts, but its variable rate package does.

Community First Bank

Community First Bank is another notable customer-owned bank, with some competitive package home loans. Its package loans come with offset accounts, but there is a $395 annual fee.

Although Laboraties Credit Union has a $200 application fee, it makes up for it with its consistently competitive interest rate and inclusion of an offset account.

Charging no sneaky fees, the Up Variable Home Loan is a great low-cost option for borrowers. It has the added perk of automatically making all of its accounts act as offset accounts to save you even more.

ING Orange Advantage Loan - $150,000+ (LVR ? 80% Owner Occupier, P&I)

ING's Orange Advantage Loan has a really competitive rate for one of the large banks and it comes with a 100% offset account. It does have a $299 annual fee to be aware of though, which brings it down from a higher spot.

The Queensland Country Bank Ultimate Home Loan package has no establishment fees, no monthly fees and a 100% offset account. As with most package home loans there is a $395 annual fee.

There are no establishment fees with the Bendigo Bank Express Variable home loan but there is a $10 monthly fee. But for that, you get a 100% offset account and the ability to make extra repayments.

Greater Bank Ultimate Home Loan - Discounted Variable ($150K+ Investor) IO

This packaged investor loan comes with an annual fee, but it has no establishment fee or other ongoing fees. It also comes with a discounted interest rate, 100% offset account and free redraw.

Best Investor P&I 1 Year Fixed Home Loan: Qantas Money Fixed Home Loan - 100% offset 1 Year Fixed (Investor, P&I)

There's a big $500 application fee for Easy Street's 1 year fixed home loan, but it's competitive rate and no ongoing fees mean it's still one of the best 1 year fixed rate products out there.

Horizon Bank's 1-year fixed IO home loan has no monthly fees and you can choose to add an offset account or make use of the redraw facility. There is a $150 offset account fee however, as well as a $150 annual fee.

The Capricornian Premium Choice Home Loan - Fixed 1 Year LVR up to 80% (Investor)

The Capricornian's 1-year fixed IO home loan comes with a 100% offset account, no monthly fees and extra repayments up to $10,000 a year.

Best Fixed Home Loan Lender - Investor: Qantas Money

Looking across the board at fixed investor home loans, Qantas Money comes out on top. It has a $345 application fee, but aside from that there are no service fees and it has competitive interest rates. Borrowers can also choose to add an offset account to maximise savings for a fee of $10 a month. Investors will also benefit from Qantas Money's offer of 100,000 Qantas frequent flyer points on settlement and every year for the life of the loan.

The second best fixed rate loan provider for investors is Greater Bank. With no application fees, no ongoing fees and multiple offset accounts available once the rate reverts to variable, it could be a great option for many investors.

Newcastle Permanent

Despite not taking out any individual product awards, Newcastle Permanent provides one of the strongest offerings across its entire range of fixed investor home loans. It has no monthly or annual fees on top of its competitive fixed rate. However it does not offer an offset account outside of a package loan.

Best Value Home Loan: Unloan Variable Home Loan - (Owner Occupier)

Some borrowers just want a no frills home loan with two things: low fees, and the lowest rate you can get. In the value home loan category, Unloan came out on top with no application, ongoing or exit fees and one of the lowest variable rates on the market.

Greater Bank offers one of the more consistently good value home loan deals for home buyers. The Great Rate Discount Variable Home Loan has a very low rate and very low fees.

Tiimely Home Own 10% deposit Variable Rate Home Loan - Principal & Interest

Tiimely Home's variable Own Home Loan has versions with and without a 100% offset account. Both have a very low rate and minimal fees, but the one without the offset costs even less.
